All six houses have Air Source Heat Pumps (ASHP) with underfloor heating to the ground floors, and radiators to upper floors.
All dwellings have an array of south facing photo voltaic solar panels on the pitched roofs to offset the heating bills.
All dwellings were built in masonry construction with 150mm of insulation to improve on the Building Regulations and to help with the running costs for tenants.
Water conservation is managed via low flush WC’s, spray taps and water butts to harvest rain water.
We managed to achieve a positive Bio-diversity Net Gain (BNG) of over 10%. Bird & bat boxes are provided along with several new trees to replace the one taken out.
The development is ‘zero gas’ so reducing the level of CO emissions, and reduces the Clients maintenance costs by saving on annual GasSafe inspections.
Challenges / Solutions
The site was purchased with Outline Planning Consent. Ermine project managed a
‘Reserved Matters’ application to South Cambs District Council.
We developed a planning condition tracker to manage, monitor and discharge the 29 condition applications from both the Outline and Reserved Matters consents.
We have communicated proactively with the residents and adjoining businesses, and following an initial ‘Meet the Contractor’ we have kept all stakeholders abreast of the progress via newsletters.
Both the electricity and water points of connection were some distance from the site, so we negotiated an easement with the adjoining site owner to install supplies.
To avoid issues of a shared access with the commercial buildings to the north we have created a temporary access from the south off Ermine Street to undertake the construction.
