The house was heated via an Air Source Heat Pump with underfloor heating to the ground floors, and radiators to upper floors.

The windows were high performing Velfac, with additional natural daylight via Velfac roof lights.

The form of construction was masonry construction, with a steep pitched roof to complement the local vernacular.

Insulation levels are designed to be better than the June 2022 Building Regulations to help with the running costs for tenants.

The development is ‘zero gas’ so reducing the level of CO emissions.

We reduced the quantum of storm water surcharging the existing sewer network by designing soakaways on site.

Challenges / Solutions

We had to demolish a series of old existing out buildings which had asbestos containing material (ACM) roofs.

To discharge the pre-development planning conditions, we completed ecology surveys to prove that there were no roosting bats or newts on the site.

To discharge a further pre-development condition we produced a tree protection methodology which was sanctioned to protect the mature trees adjacent.
