All windows are composite, with timber inner faces to achieve a good U value, and which a powder coated aluminium outer face which does not require a cyclical maintenance plan as with timber windows.
All properties benefit from Air Source Heat Pumps (ASHP) with underfloor heating to the ground floors, and radiators to upper floors.
The dwellings are built with flat roofs, giving the opportunity to install sedum ‘green’ roofs to benefit the environment by encouraging insects, birds, and bees to the flowering plants.
The flats roofs house an array of south facing photo voltaic solar panels to offset the heating bills.
Insulation levels are designed to be better than the June 2022 Building Regulations to help with the running costs for tenants.
The development is ‘zero gas’ so reducing the level of CO emissions.
Challenges / Solutions
The site was set within a densely populated residential area, and on a busy road where traffic management during deliveries was essential.
Adjacent to the site were several mature trees with which we need to protect during the works.
Demolition of a series of existing garages was required, which were surveyed and proved to be free of asbestos.
An early exercise was to complete an archaeological survey to discharge a pre development planning condition. No finds of significance were made.
The existing garages were surveyed and contained no asbestos containing materials (ACM’s) which we had to remove using specialist sub-contractors prior to demolition.
Party Fence Awards are required to be agreed with the neighbouring properties.
We are communicating proactively with the residents and following an initial ‘Meet the Contractor’ event we will keep all stakeholders abreast of the progress via newsletters and regular consultation meetings to ensure that all parties can give feedback.
