All properties benefit from Air Source Heat Pumps (ASHP) with underfloor heating to the ground floors, and radiators to upper floors.

The windows are composite, with timber inner faces to achieve a good U value, and an outer face which is powder coated aluminium so does not require a cyclical maintenance plan as with timber windows.

There is an array of south facing photo voltaic solar panels on the pitched roofs to offset the heating bills.

To comply with the GLA funding criteria the dwellings will be built in masonry construction.

Insulation levels are designed to be better than the June 2022 Building Regulations to help with the running costs for tenants.

The development is ‘zero gas’ so reducing the level of CO emissions.

Challenges / Solutions

The site is accessed via a 4m wide driveway which has severely restricted the size of delivery vehicles and means most of the materials will be manoeuvred over 120m with a forklift after offloading on the road.

We have met with the residents and agreed an access protocol as some residents have garages in the rear gardens accessed also using the same drive that we are using to access the site.

Adjacent to the site are several mature trees with which we need to be protected during the works.

Demolition of a series of existing garages was required, which were surveyed and proved to have asbestos containing material (ACM) roofs.

To discharge a pre-development planning condition, we completed an archaeological survey, which unearthed pottery deemed to be ‘of interest.’

Party Fence Awards are required to be agreed with the neighbouring properties.

We are communicating proactively with the residents and following an initial ‘Meet the Contractor’ event we will keep all stakeholders abreast of the progress via newsletters and regular consultation meetings to ensure that all parties can give feedback.
