The building was designed to Net Zero standards with passive detailing employed throughout.
The insulation has been enhanced to give a betterment to Building Regulations by circa 10%.
Heating is provided via Air Source Heat Pumps (ASHP) and underfloor heating to both floors
The running costs are supplemented via Photo Voltaic & Solar Thermal Panels providing renewable sources of energy.
Both below and above ground soakaways were designed where possible to reduce the amount of surface water being discharged into the sewer network.
A high proportion of the loose materials has been purchased from local suppliers to reduce the amount of carbon emissions from delivery vehicles.
Bird and bat boxes will be built into the brickwork façade, and we created a ‘wildlife friendly’ garden to discharge a planning condition.
Challenges / Solutions
Managing and coordinating the deliveries to a site with restricted access was a challenge successfully overcome. The site was accessed via a long narrow private approach road, running between two rows of houses which meant we could not use large delivery vehicles.
The connection of utilities required careful planning as the new supply trenches were excavated in the access road.
Ground remediation was required to remove asbestos from the former house.
There was limited storage space, so materials are called off on a ‘just in time’ basis.
We met with the residents prior to commencement and continued to communicate our programme via regular newsletters and continual discussion.
The form of construction was traditional with 275mm cavities with structural steel to transfer loads to the 2,5m foundations, the masonry required frequent deliveries of bricks, blocks, and mortar. Due to this we arranged for a ‘waiting area’ away from the sites until we call the driver and call them to site for offloading.
Due to the nature of the building enhanced security and access control was designed and installed
to ensure residents security at all times.
