The insulation has been enhanced to give a betterment to Building Regulations by circa 10%.
Heating is provided via Air Source Heat Pumps (ASHP).
The running costs are supplemented via Photo Voltaic roof tiles providing a renewable source of energy.
The concrete from the garage hard standings was crushed off site and reused across the sites to level up the footprint of the houses, and as hardcore around the building perimeter to support the scaffolding.
Soakaways have been designed where possible to reduce the amount of surface water being discharged into the sewer network.
A high proportion of the loose materials has been purchased from local suppliers to reduce the amount of carbon emissions from delivery vehicles.
Challenges / Solutions
Managing and coordinating the deliveries to three small sites posed some logistics challenges, but a well-planned delivery strategy has been successful.
There was asbestos to remove from the garages ahead of demolition, so we employed a Licenced ACM specialist to undertake this task.
There is little storage space on any of the three sites so materials are called off on a ‘just in time’ basis.
All 3 sites slope so ramps will be built in the rear gardens to permit disabled person access.
Two of the sites required the input of a Party Wall Surveyor to agree 3m / 6m Notices. We managed the design to provide engineers drawings of the foundations to use in the legal agreements.

All three sites lay within densely populated residential areas. We have had to negotiate with neighbours and temporarily suspend parking to allow delivery vehicles to access the sites.
We have met with the residents and continued to communicate our programme via regular newsletters and continual discussion.
The form of construction is masonry which has required frequent deliveries of bricks, blocks and mortar. We have arranged for a ‘waiting areas’ away from the sites until we call the driver and call them to site for offloading.
