THE PROJECT
One JCT Design and Build contract covered two sites: seven houses and a new private road at Spinney Drive, plus three flats and five houses at St Mary's Drive.
CONSIDERED CHOICES
The gas-free homes use air-source heat pumps, underfloor heating at ground-floor level, MVHR and south-facing photovoltaic panels.
Composite windows achieve a 1.2 W/m²K U-value and enhanced insulation improves on the June 2022 Building Regulations.
PROJECT DELIVERY
Materials at Spinney Drive were moved up to 120 metres from roadside offloading. Resident protocols protected shared access, mature trees and neighbouring garages.
Specialist contractors removed asbestos-containing roofs. An archaeological survey, early technical workshops and regular consultation helped manage planning, design and community risks.
