THE PROJECT
The design and build contract replaced six garages with five low-energy homes and associated external works. The project was secured through competitive tender and developed around demanding energy and site constraints.
CONSIDERED CHOICES
Ermine developed the design to achieve a 68% improvement over Building Regulations Part L and a four-star Home Quality Mark, comparable with BREEAM Excellent.
High-performance Velfac windows, whole-house MVHR, air-source heat pumps and photovoltaic roof tiles support comfort and lower energy use. Airtightness results were below 2.96 m³/(h·m²), with the best home achieving 2.64.
PROJECT DELIVERY
The narrow, congested road and limited storage required a strict timed-delivery plan. Off-site timber-frame manufacture reduced construction time and disruption.
The team maintained access to a footpath, garages and an electricity substation, while working beside protected trees, a stream and a culvert. A lower-impact foundation and ground-floor design reduced deliveries and spoil removal.
