Ermine purchased the site and agreed a package for the land and construction of six affordable townhouses under JCT Design and Build. Reserved Matters consent was secured at the first submission.

The gas-free homes use air-source heat pumps, underfloor heating at ground-floor level and south-facing photovoltaic panels. Enhanced masonry insulation supports lower running costs.

Low-flush WCs, spray taps and water butts reduce water use. The design delivers more than 10% biodiversity net gain through new trees, planting, and bird and bat boxes.

A tracker manages 29 planning conditions from the outline and Reserved Matters consents. Resident and business updates follow an initial Meet the Contractor event.

Remote utility connection points required an easement with the neighbouring owner. A temporary southern access separates construction traffic from commercial premises to the north.
